Owner Portal Terms

These terms (“Portal Terms”) will apply when the Infinity Homes owner portal (the “Portal”) is made available to invited property owners or authorised users. The Portal is currently under development and is not yet accessible to customers. Once launched, these Portal Terms supplement our Terms of Use, Disclaimer and Privacy Policy. Where they validly differ from the general Terms of Use in respect of the Portal, these Portal Terms apply.

The Portal is operated by Infinity Homes International FZ-LLC, RAKEZ Services Licence number 47037574, B4709B2A, Business Center 04, RAKEZ Business Zones, Al Nakheel Area, Ras Al Khaimah, United Arab Emirates.

Who can use the Portal, and how access is given

When launched, the Portal will be available only to owners of properties in relation to which we are engaged, and to persons an owner has authorised in writing. Access will be granted by invitation, will not be transferable and will not be available by public self-registration.

We may ask you to confirm your identity and your entitlement to the property before granting access, and we may withdraw access where our engagement ends, where these Portal Terms are breached, or where we have reason to believe an account has been compromised.

Your account is personal to you. You must not share your password or let anyone else use your account. If you want another person — an adviser, a family member, a co-owner — to see your information, ask us to give them their own access rather than passing on your credentials.

If you need support or wish to ask about the upcoming portal, you may contact owners@infinityhomes.ae. This address is active even before customer access to the Portal begins.

Protect your account with a strong password. Notify owners@infinityhomes.ae promptly about suspected unauthorised access. Where additional sign-in safeguards are made available, follow the security instructions provided to you.

The Portal has not yet been opened to customers. No assurance is given that a particular additional authentication feature is available. Account security measures will be reviewed before customer launch; do not upload identification records to an unapproved public form.

What the Portal shows

Once launched, the Portal will bring together, in one place, information about your property that comes from three different sources:

  • Information you give us — for example purchase details, financing arrangements, costs you have incurred, and documents you upload.
  • Information we record — for example the status of a letting or a sale, enquiries received, viewings arranged, and amounts we have invoiced or received on your instruction.
  • Figures the Portal calculates from the two above — for example yields, returns on equity, totals and comparisons over time.

Where the Portal shows a figure that was calculated rather than recorded, it is identified as such.

Calculated figures are estimates, not advice

The provisions below apply to illustrative property calculations shown when the Portal is launched.

Every yield, return, projection, total and comparison shown in the Portal is calculated from the data entered into it. It is an arithmetical result, not a valuation, not a forecast, not a statement of what your property is worth, and not an assurance of any future income or gain.

  • A calculated figure is only as accurate as the data behind it. Where that data came from you, we have not verified it.
  • Calculations use the assumptions and the method set out in the Portal. Different, equally reasonable assumptions produce different results.
  • Figures do not take account of your tax position, your personal circumstances or costs we are unaware of, and they do not purport to be a complete statement of the economics of your property.
  • Past performance shown in the Portal does not indicate future performance. Property values and rents can fall as well as rise.
  • Where amounts are also shown in a currency other than the UAE dirham, that conversion is indicative only. The dirham amount is the operative one; actual amounts may differ because of conversion factors, exchange rate movements and bank charges.

Nothing in the Portal is investment, financial, tax, accounting, valuation or legal advice. Before making a decision about your property — to sell, to refinance, to let, to invest further — take advice from a professional qualified to give it, who can look at your full circumstances.

The Portal is also not a substitute for your own accounting records, for a statement from your bank, or for an audited account. Where a figure in the Portal matters to you, check it against the underlying documents.

Keeping information correct

Because the Portal calculates from what is entered, the quality of what you see depends on the quality of what goes in.

You agree to provide information that is accurate and complete so far as you know, and to tell us when something changes — a change of financing, a cost you have paid directly, a change in your contact details or in who is entitled to see the information.

If you believe a figure or a record in the Portal is wrong, tell us at owners@infinityhomes.ae. We will check it and correct it where it is wrong. You also have the right to have inaccurate personal data corrected, as described in our privacy policy.

Some records in the Portal are read-only to you because they reflect what we have recorded or what a third party has confirmed. That does not make them beyond question: raise anything that looks wrong and we will look into it.

Documents

Once access has been enabled for you, you may upload and retrieve documents relating to your property. Documents you upload are stored privately and are reachable only through links that expire after a short time. They are visible to you and to the members of our staff who need them for the purpose you provided them.

Identification and due-diligence documents. We do not normally require identification solely to provide portal access. We may ask for documents needed for a purchase or disposal, to meet requests from the relevant developer, counterparty or authority, or to fulfil our own AML/KYC obligations. Access is restricted to authorised persons for legitimate purposes. Applicable retention obligations may require us to keep records for at least five years from the legally relevant trigger, including the end of a business relationship or later regulatory or judicial steps. We do not automatically delete every record five years after a transaction closes.

Please upload only documents that relate to your property and your dealings with us, and only documents you are entitled to provide. The Portal is a working tool, not an archive: keep your own copies of anything you need to retain, and do not rely on the Portal as your only record.

Confidentiality

Information in the Portal about your property is confidential to you. Information we make available to you about market conditions, comparable properties or our own processes is confidential to us, and you may use it for your own assessment of your property but must not publish it or pass it to a competitor of ours.

Availability

Once the Portal is launched, we will aim to keep it available but cannot guarantee uninterrupted access. We may suspend access for maintenance, modify functions or discontinue the Portal. When our engagement or Portal access ends, we will give a reasonable opportunity to retrieve documents, unless prevented by law or security requirements.

Relationship to our other agreements

When available, the Portal will be an information and document-access tool. It does not create, vary or replace any separate agreement for sale, leasing brokerage, consultancy or other services, and does not constitute a complete record of all dealings. In a conflict, a valid signed agreement prevails to the extent allowed by applicable law.

Our licensed activities

Our smart home, engineering and interior design services are provided as consultancy, planning, design and coordination. Installation is carried out by our licensed partner companies. Our security services consist of assessment, testing and checking.

Liability

Portal figures depend on the data and assumptions identified in the Portal and are not guaranteed valuations or future returns. You should not rely on them as your only source when making material decisions. We do not exclude responsibility for our own unlawful acts, material misstatements, breaches of mandatory law or obligations that cannot lawfully be excluded.

Nothing in these Portal Terms limits rights or remedies that cannot legally be waived, including any obligations under applicable data protection law or under a separate binding contract.

Changes to these terms

We may update these Portal Terms and show the date of the revision. For material changes affecting existing owners, we will give reasonable notice through the Portal or by email and seek renewed acceptance where required. A revision does not override a separate signed agreement.

Governing law

These Portal Terms are governed by the laws of the United Arab Emirates as applicable in Ras Al Khaimah. Subject to mandatory applicable jurisdiction rules, the competent courts of Ras Al Khaimah shall have jurisdiction. Mandatory rights and remedies that cannot lawfully be excluded remain unaffected.
